What is the best size and location of home to own for rental purposes?
Location, Location, Location. The closer to the Walt Disney World Resort complex, the better! However, all of the homes that we offer rent well, since all are located in communities within 2 to 4 miles of the Walt Disney World resort entrance. The size of the home you choose should be determined first by your own needs as well as serious consideration given to the needs of your future rental clients.
From where are the rental reservations for my home generated?
Our property management contacts are extremely active in the rental market, attending international and domestic trade shows all year long to attract rental business from all over the world. Although we as real estate agents do not generally provide bookings for your property, we can recommend a number of highly successful and well-connected property management companies which provide a high level of rentals year round.
Is there any advantage to generating my own bookings?
Yes. Since most property management companies will guarantee only a certain number of bookings per year, any additional bookings they provide will certainly go toward off-setting your monthly mortgage costs and fees. Your property management company will work in conjunction with you to handle all of those booking details.
What determines how much income we will receive per rental booking?
The rate is determined primarily by the booking source as well as the time of year. Property managers often work with wholesale tour companies and they are given a net rate to book the homes. Then they add their margin on top of this and price it in the marketplace. The property management company which you will choose, will set up all of the utilities (electric, water, gas, telephone, cable,etc.) for you in your name in the care of the management company. They (management company) will pay all of these bills on your behalf every month from a management account that you will establish with them.
What about insurance?
All properties must have homeowners hazard insurance in effect at all times to cover the replacement costs and the home contents as well as medical and general liability. We will be glad to help you arrange these matters when to time arrives.
Do you have resale homes and listings outside of the tourist area?
